Position Description

Operate, maintain, troubleshoot and repair heating, ventilation and air conditioning systems, life safety systems, building automation and control systems, low voltage electrical systems and other facility assets in City owned buildings.

Work Location
This position currently works on-site only.

The City of Minneapolis does not sponsor applicants for work visas.

Job Duties and Responsibilities

  • Manage the preventative maintenance schedules for heating, cooling, and ventilation, and other equipment in assigned facilities.
  • Coordinate with the Forman to ensure timely completion of maintenance activities, with combination of own and additional resources.
  • Manage the asbestos containing materials program for City owned facilities.
  • Screen and initiate new work that responds to customer requests. Confirms work details, and determines appropriate action.
  • Oversee the work of vendors working on equipment in assigned facilities.
  • Maintain necessary stocks of fuel, materials, tools, equipment in assigned facilities.
  • Stand-in for and assist the Foreman as needed or required.
  • Coordinate work with trades and others on joint projects in assigned facilities.
  • Respond to customer inquiries, concerns, requests and resolve complaints in assigned facilities.
  • Coordinate facility operation and maintenance activities with building occupants to minimize disruption.
  • Operate, maintain, clean, and repair facility equipment with general direction from Foreman Stationary Engineering
  • Execute preventative maintenance schedules for heating, cooling, ventilation, and other equipment in assigned facilities.
  • Read meters and gauges, and record results.
  • Keep daily logs of work performed.
  • Keep records of fuel usage.
  • Change out simple electrical components in buildings.
  • Reference facility plans, operations and maintenance manuals, service manuals and on-line resources to troubleshoot and resolve problems.
  • Lubricate gearboxes, speed reducers, belt systems and controls.
  • Perform light janitorial duties as needed.
  • Test and treat water chemistry on boilers, decorative pools, and fountains.
  • Monitor boiling and cooling tower water for the prevention of corrosion and scaling, adjusting chemistry feeds as needed.
  • Assist vendors with fire alarm inspections.
  • Clean and service smoke detectors.
  • Operate and maintain emergency generators, compressors, air conditioners, and heaters.
  • Rebuild various types of pumps and valves.
  • Install and maintain natural gas and propane grills.
  • Oversee the work of vendors working on equipment in City owned buildings.
  • Calibrate and maintain pneumatic controls.
  • Manage the operation, maintenance and testing of fire alarm panels and fire suppression systems for all city facilities.
  • Perform maintenance work on Fire alarm panels to ensure reliability.
  • Use web-based tools in maintenance work on buildings and equipment.

Working Conditions:
  • Indoor and outdoor work with exposure to chemicals, dirt, dust, heat, etc.
  • Position requires shift work.
  • Current shifts are 2nd and 3rd shift (which are subject to change).
  • Must be available nights, weekends, and some holidays.
  • The winter schedule requires 24/7 operation.
  • Incumbent must be able to work a flexible work schedule.
  • Travel from site to site, be on-call, and able to climb stairs/ladders, lift, bend, stoop, crawl and carry heavy equipment and tools.
Required Qualifications

Minimum Education
Associate degree in Heating, Ventilation, Air Conditioning, and Refrigeration.

Minimum Experience
Three years of experience operating boilers up to 300 Horsepower, with two years of experience over-hauling and providing maintenance for air conditioning Systems.

Equivalency
An equivalent combination of education and experience closely related to the duties of the position MAY be considered.

Licenses / Certifications

  1. Minnesota 1st class C Boiler Engineer License
  2. Minneapolis Journeyman Gasfitter Certificate of Competency
  3. Certification and training as Asbestos Maintenance Worker within six months of hire.
  4. Certification and training as Asbestos Inspector within one year of hire
  5. Universal refrigerant Practices License must be obtained within one year of hire.
  6. Maintenance electrician license within one year of hire
  7. Valid Drivers License
Selection Process
The selection process will consist of one or more of the following steps: a rating of relevant education and experience and/or an oral examination (100%). It is important that your application show all the relevant education and experience you possess. This information will be used to determine which candidates will proceed in the selection process. A submitted application is also used to verify the answers to any supplemental questions. Only those candidates who attain a passing score (70%) on each step in the selection process will be placed on the eligible list. The City of Minneapolis Human Resources Department reserves the right to limit the number in any phase of the selection process.

Background Check
The City has determined that a criminal background check and/or qualifications check may be necessary for certain positions with this job title. Applicants may be required to sign an informed consent form allowing the City to obtain their criminal history and/or verify their qualifications in connection with the position sought. Applicants who do not sign the informed consent form will not be further considered for the position.

Drug and Alcohol Testing
All job applicants must pass a pre-employment drug and alcohol test once a conditional offer of employment has been made. Applicants will be required to sign a notification and consent form prior to undergoing drug and alcohol testing. Applicants who do not consent to undergo drug and alcohol testing will not be required to do so and the City will withdraw the conditional job offer, resulting in the job applicant no longer being considered for the position.

Medical Exam
After a conditional job offer, candidates will be required to pass a medical examination which includes a physical screening.

Eligible List Statement
The names of applicants who meet minimum qualification and who pass the screening process shall be placed on the eligible list for employment consideration. This list will be certified to the hiring manager who may use the list to fill a vacancy of the same job title. This eligible list will expire in two months after it has been established.

Interview Selection
The hiring authority reserves the right to determine the maximum number of candidates to interview from the established eligible list. If the hiring authority decides to interview other than by exam score order, they may select additional people to interview based on a candidate's education or experience related to the field, work history, or skills uniquely related to the operational needs of the position.
