Job Description
JOB SUMMARY:
This position provides mobile maintenance engineering services for the Frauenshuh Minneapolis / St. Paul building portfolio.  Primary responsibilities include oversight of building operating systems and corresponding repair and maintenance. Additional responsibilities include assessing, diagnosing, and timely resolution of building operating issues, through the use of third party vendors or internal staff.
 
ESSENTIAL FUNCTIONS:
 
The primary duties and responsibilities include, but are not limited to, the following:
  • Perform preventive and general maintenance to building operating systems including HVAC, electrical, life safety, security and plumbing documenting in accordance with company policy.
  • Communicate regularly with building occupants and report any issues to the PM
  • Respond to tenant service requests.
  • Operate, program and maintain the EMS system, as required.
  • Understand and be able to perform emergency building procedures and duties as required for specific properties.
  • Purchase parts and supplies needed to complete various maintenance tasks.
  • Work with other engineers and maintenance staff in completing repairs to any and all building operating systems.
  • Conduct maintenance inspections of all areas of the property.
  • Conduct inspections, repairs and clean general building areas including lobbies, corridors, elevators, lavatories, stairwells and other common or tenant areas to ensure property is optimally functional, presentable and safe.
  • Replace or repair fixtures and/or equipment as needed including replacing light bulbs/tubes and servicing rest room toilets/sinks.
  • Maintain all key systems, lock systems and access control systems.
  • Assist with testing of building systems.
  • Must have a clean driving record and availability for on call work. 
 
QUALIFICATIONS:
 
Education:  High school diploma or GED; trade school training in HVAC and or electrical building operations.
 
License:    First Class “C” Boiler’s License.
 
Experience:   Three to five years in a commercial property environment.
 
Skills & Knowledge:   Ability to use various testing devices, tools and equipment related to the mechanical trades; general familiarity with computers; capability to handle multiple projects; ability to project company vision of customer service and customer relations under all conditions.
The candidate must also possess strong interpersonal skills and have the ability to function as a team member in a demanding service environment.  Physical requirements include the ability to stand, walk, climb, stoop, kneel, and reach to complete maintenance tasks; ability to lift 50 lbs. repeatedly and climb five flights of stairs without stopping.
